A new survey, which costs around $400.00, is a small fee for one of the biggest investments a buyer will ever make.  Please be informed that the surveyor is only liable for a property survey for 10 years.  A survey that is transferred, and older than 10 years is no longer warranted by the surveyor.

Easements, restrictions, and flood zones are subject to change.  When a seller signs an affidavit (that no improvements have been made) the seller may be responsible for any problems that may arise. 

Buyers may have to take any issues up with the seller, if the seller can still be located.  This could mean possible lawsuits.  Be informed and know the liabilities of what you and your buyer/seller are taking upon yourselves when using an existing survey.  Surveys are copyrighted material and may not be reproduced except for the initial transaction. 

It’s a good idea for someone in the transaction to purchase a new survey.
